So, you think you've located the perfect house for you and your family to call Home. What do you do next? Easy! You call your local real estate professional and ask him or her to show you this house and put in an offer to purchase it. Your agent then lets you know what he or she thinks is the best price and the best terms for you and submits the offer after counseling you on the proper approach. Right? WRONG !!! |

Be Very Very Careful !!! Most real estate agents still work for the Seller, not the Buyer. The agent works with the Buyer as a customer, not a client. If you want representation by an agent who works in your best interest, be sure to make the necessary arrangements before an agent starts to show you any houses. Remember to get it in writing. Be sure to discuss, and agree upon, the terms under which the agent will represent you (i.e. length of contract, type of contract, fees, retainer, etc.). As of November 25, 1999, every agent in Pennsylvania is required by Act 112 (the law) to provide every consumer with the state approved Consumer Notice at the first substantive discussion about real estate. This consumer notice explains the different types of representation available to you under the agency law as it applies to the real estate transaction in Pennsylvania.
